Multi-Family and HOA Roof Replacement

Townhome communities, condo associations and apartment complexes, re-roofed building by building on one schedule, with one point of contact from the first walk to the final punch list.

We work with property managers, HOA and condo boards, and restoration contractors on full community replacements and large repair programs, from a handful of buildings to dozens.

Why a Community Re-Roof Is Different

Replacing one roof is a job. Replacing thirty is a project. Residents still need to park, get to work and let the dog out. Dumpsters and material drops need a plan the property manager has signed off on. And every building has to end up the same color, because owners will notice if Building 12 doesn't match Building 11.

We phase the work so the whole community is never torn up at once, and the pace adds up fast. A 13 building apartment community in Clayton took 12 production days. A 31 building condo community in Oswego took four production weeks, bad weather days included.

Who We Work With

Property managers. You've got a portfolio of communities and a board that wants answers yesterday. We hand you a written condition report for every building, a phased schedule you can forward to residents, and a project lead who picks up the phone.

HOA and condo boards. Board members are volunteers with day jobs. We lay the options out side by side, explain the warranty differences in plain English, and we're happy to come to the board meeting and take the questions ourselves.

Restoration and general contractors. You have the client and the claim. If you need a roofing crew that can carry a 20, 30 or 40 building scope and document it the way you need, we can run the roofing under your project, full scope or labor only.

How a Community Re-Roof Runs

  1. We walk the property. Every building gets inspected and photographed, including drone shots of each roof. You get a written condition report, building by building, with the remaining life of each roof so it can go straight into your reserve study.
  2. We build the scope. Some buildings may need a full tear off while others have years left. We tell you which is which, so you're not replacing roofs that don't need it yet.
  3. We help the board decide. Roofing options, warranty options and a phasing plan, laid out side by side. We can present at the board meeting or put together a packet the manager can share.
  4. We tell residents what's coming. Notices go out before work starts, with the schedule for each building and what to expect on their day.
  5. We install building by building. Each building is torn off and dried in the same day, so no one goes to bed under a tarp, and it's finished before we move on. We run a magnetic sweep for nails at the end of every day.
  6. We close it out. Final walk with the manager or board, a photo record of every building, and the manufacturer warranty registered in the association's name.

Community Inspections and Repair Plans

Not every community needs new roofs yet. Sometimes the right call is a round of targeted repairs that buys the roofs years. Across dozens of buildings that's still a big job, so we treat it like one.

It starts with a paid, building by building inspection. Every building gets its own photo report, and the board gets one itemized repair plan for the whole community, covering things like kickout flashing, valleys, drip edge, J channel, pipe boots, skylight and chimney flashing, gutters, soffit, fascia and rotted trim.

Every repair is ranked by urgency: high priority, before winter, can wait for spring, and stable but worth watching. Buildings are grouped into phases, so the board can fund the most urgent work first and plan the rest. If we spot something outside our lane, like dryer vents packed with lint or an attic that needs an insulation check, we say so. And where a repair doesn't make sense, like aging skylights, we put the replacement option right next to it.

For a townhome and condo community in Naperville, we inspected more than 40 buildings and built a three phase repair plan. The first phase covers the 11 buildings that needed attention most.

Roofing Systems We Install

Whatever is on your buildings now, or whatever the board wants next, we can install it. Most communities we re-roof are shingled, but slate, shake and tile communities get the same crews and the same process.

  • Asphalt shingles: GAF, Owens Corning, CertainTeed, TAMKO and Atlas
  • Slate: natural slate, plus Brava and DaVinci synthetic slate
  • Cedar shake: real cedar, plus Brava and DaVinci synthetic shake
  • Clay tile: real clay tile and Brava synthetic tile

Condo buildings and apartment blocks often have flat or low slope sections too, and our commercial roofing crews handle those on the same project, so you're not juggling two contractors. Clubhouses, garages and pool houses get roofed on the same project too.

Already have the material? We take labor-only jobs as well.

Warranties and Certifications

We're a GAF Master Elite contractor and an Owens Corning Preferred Contractor, which means we can register enhanced manufacturer warranties that many roofers can't offer. The right warranty depends on the community, the system and the budget, so we lay out the options side by side and the board picks. On top of the manufacturer warranty, every building is backed by our own labor warranty. We're also a Brava Authorized Contractor for synthetic slate, shake and tile.

Our inspector is HAAG Certified for both residential and commercial roofs, the same hail and wind damage training many insurance adjusters go through, and travels to communities wherever we work. When a storm hits, we document every building for the association's claim and meet the adjuster on site, so the scope reflects the damage that's actually there.

anything

It depends on the number of buildings, their size and the weather. For a sense of scale: 31 condo buildings in Oswego took four production weeks, and a 36 building apartment community in Louisville took nine and a half, both counting weather days. You’ll get a building by building schedule before we start.

No. We’ll ask them to move cars away from the building on its scheduled day and take down anything hanging on interior walls that might shake loose.

Yes. We pace the work to fit your community, whether that’s one season or several budget years. The condition report shows which buildings can wait, so the phases can line up with your reserves.

We order material for the whole job up front whenever we can, so the shingles come from the same production runs.

Yes. We’ll send a certificate of insurance listing the association and the management company as additional insureds before we start.

Yes. We can work under your contract, follow your documentation requirements and report to your project manager.

Yes. Our HAAG Certified inspector documents the damage building by building, and we meet your adjuster on site to walk the roofs together. We put it all in one report built for the association’s master policy, so the carrier sees a single scope for the whole community. The board and your manager stay in the loop from the inspection through the final scope.

It depends on your declaration and bylaws. Many condo associations own and maintain every roof, while some townhome HOAs leave roofs to each owner. Your manager or association attorney can confirm, and we can bid it either way: one community-wide contract, or building by building.

Yes. If you’ve already bought the material, or your project calls for a specific supplier, we’ll bring the crews and install it. Warranty coverage on labor-only work depends on the material and the manufacturer, so we’ll spell out exactly what’s covered, in writing, before we start.

For a full community assessment, yes. Inspecting every building, photographing the problems and building an itemized, prioritized repair plan takes real time on the roofs and in the office. The plan is detailed enough for the board to budget from, and we walk the board or manager through it before any repair work is agreed to.

The property address, the number of buildings, a site map if you have one, and any roof notes from your reserve study. We take it from there.

Yes, as one project with one point of contact. The roof goes first, then the siding, then the gutters, so each trade finishes on a building before the next one starts.
